subletting questions
Most of our new and existing owners consider subletting at some stage and we have listed the most commonly asked questions to consider before deciding to let your holiday home.
do I have to let through siblu?
You are free to let your holiday home through either of siblu's managed letting services for holiday homes that correspond to the holiday home brochure accommodation categories, or you can let privately. It's up to you.
is there an age limit on holiday homes I can let?
Holiday homes that are 7 years old or less can be accepted on to a letting scheme. siblu will also grade your holiday home subject to standards applicable to our own hire fleet and communicated in the siblu holiday brochure. The Sales Manager on your park will provide you with detailed information regarding the potential grade and earning guide for your specific caravan.
what commission do you charge?
siblu do not have any specific charges for our subletting programmes.
how much will I earn and when will it be paid?
This really depends on the number of weeks you allow your holiday home to be let for and during what time of the year. For example i.e in July and August, you can hope to take home an income of approx € 490 to € 690 depending on the size, year, sleeping capacity and accessories in your holiday home. On the Classic Programme, income payable by siblu to owners is calculated on a pro-rata basis from the number of booked nights within each date band. On the Executive Programme, income is paid for the weeks guaranteed. Income will be credited against the following season's annual pitch rent in December or paid by cheque to an owner on request at this time.
what expenses will I incur?
- Safety Checks
Your holiday home must have a gas and electrical check by a qualified technicien before it can be accepted on to either letting scheme, and it must comply with all European legislation on health and safety. These checks will normally have been carried out in the course of your siblu contract. If this in not the case, siblu can carry out checks on your behalf for a charge of € 85.
- Gas
The amount of gas used during the season is recorded and an invoice will be sent to you at the end of the season. Gas will be charged in line with the normal park rate. siblu will organise the replacement of empty gas bottles when required.
- Inventory
Owners entering our letting schemes need to provide our standard inventory. Full details in the sublet pack. siblu offers a one-stop shopping service (at your request) so we can check what items you require, purchase them on your behalf and invoice you accordingly.
- Keys
Three labelled keys for your accommodation should be given to the Holiday Sales Manager before letting commences.
do I have to pay for loss and damage to inventory?
If you join our letting programmes, we offer a peace of mind guarantee. Basically this means that we will take care at our cost, of all loss and damage to inventory and accommodation not covered under a siblu approved insurance policy during all periods your home is let by us (normal wear and tear excepted). We will fix minor repairs without notifying you.
you should also know that:
Your holiday home must be insured by you for use by siblu clients. We need to see a copy of your policy before entry to the letting scheme is approved. The Holiday Sales Manager at your park can provide details of a recommended insurance policy.
In the unlikely event of any major repairs being necessary, you should be covered by your own insurance policy. We will notify you if major repairs become necessary and provide an estimate of costs.
Unless part of the inventory, owners' personal belongings must not be left in the mobile home during the letting periods. Any personal belongings left in the home are the responsibility of the owner and are not covered by siblu's peace of mind guarantee.
am I reponsible for the cleaning of the holiday home?
If you join our Executive Partnership Programme scheme you are entitled to a free spring clean at the start and end of the letting period. On both schemes, your holiday home will be cleaned between visits from holidaymakers. You are however responsible for cleaning after your own visits. If the accommodation is not considered to be of a high enough standard, an € 80 charge will be made to cover a professional clean.
what if I want to change my letting dates?
All request for changes must be made in writing to the Holiday Sales Manager at your park and if such changes are possible they will be confirmed by siblu in writing. There is a € 15 administration charge made for each change. Although we will endeavour to be as flexible as possible, we cannot return weeks that have already been sold to holidaymakers. If owners occupy their home during weeks specified for letting, they will be liable to pay siblu an amount of 150% of the brochure price at which the holiday has been sold. This charge will be payable immediately.
for what period of time is a subletting contract valid?
Letting contracts are valid for one holiday season, dates of which vary by park.
